- We will set an appointment to meet, view your home, discuss your plans, the best timing for you to list your home, and answer any questions you may have. I will leave a copy of my "Guide to Selling Success" for your review.
- We will discuss the Marketing Plan and a preliminary Market Analysis of your neighborhood to see the current and past 6 months of activity.
- After viewing your home, discussing special features and upgrades you have made and looking at the current market in our area, we will set a convenient time to meet and review my final Market Analysis.
- In our next meeting, after reviewing the information and reaching an agreement on the offering price, we will begin to go over the listing contract and answer any questions you may have.
- Once the paperwork is completed, I will measure most of the rooms and complete a detailed description of your home.
- To give your home the best possible presentation, we will also discuss my free Staging Service and any home maintenance items that need to be addressed. Once this has been completed, we will schedule professional interior and exterior photos. All information will be placed on the Multiple Listing Service and on brochures for buyers and agents to review while viewing your home.
- A sign with brokerage and contact information will be placed in front of your home, along with a brochure box and a lockbox containing a key to unlock the front door. Please make sure the key is easy to use and the entrance to your home is always kept neat and clean.
- We will plan a date to start showing your home. Please be sure to remove any items of great value just to be on the safe side. Once showings begin, they are by appointment only. We will discuss the best way to contact you to schedule appointments and directions for times when you cannot be reached. Should someone knock on the door and you have not been contacted by me, do not let anyone in. Have all prospects call me or just pick up a brochure with my contact information listed on it. I would like for everyone to make an appointment through me.
- Please leave your home when it is being shown. Ideally, showings will be scheduled in advance, but many times an agent would like to visit your home in less than an hour's notice! It is best to be prepared at all times during this process. Leave lamps on, blinds and shades open, soft music and a light pleasing scent can be very appealing. Let me know about any pets in the home or yard for their safety and for the safety of others.
